My parents are looking at ideas for their next house. They currently have one worth circa £175 - 200k and they have a few savings pots (not particularly a lot in them i dont think) and they have probly 20k to pay off the current mortgage.

They either want to buy another house (after selling this one) or build one from scratch. They are going to be getting quotes etc but I was just wondering, is it cheaper to buy a plot of land and then build from scratch or to just buy a house already built??? Assuming they would be looking to spend probly £250k max

Im involved in a new build at the minute.
Im waiting for a few things to happen before I put my own thread up.
I know its not been cheap up to now, and the build hasnt even started.

Bulding from scratch will normally get you more for your money - and obviously it will be to exactly how you want it, but it is hard work and almost always problems along the way. Its also a case of finding decent building land available with permission for what you want, as its getting snapped up for silly money these days.

As above really, finding land you can build on will be the biggest problem. A modest size plot will sting you what.....£80k at a guess.

Mortgage usually works in a way you get it paid in stages of completion, you need building control certificates to release funds to get the next bit done. That relys on good workmanship & contracters being on time. It will be quite a project!!

If you are really interested, get onto a decent land agent with land WITHOUT planning permission on their books. Ask them advice on land which would be suitable and buy it that way. Land is pretty expensive once someone has done the work of getting planning.

You'd also be tied in to what has been permitted, rather than a house design you want.

Its a lot easier to buy land with permission for something and getting a design changed passed than getting land without permission and trying to go that way and running the risk of being stuck with land you cant do anything with and is basically worthless..

Anyone who is sitting on land and willing to sell without even trying to get permission on it is a looney!!

It is easier, but you pay for it.

Plenty of non-permitted space available at our place. Some land owners haven't got the time or money to spend putting proper plans together so just sell without.

If you spend a little while looking for the right piece in the right area, its fairly straightforward to get permission TBH.

We mostly deal with Bedford CC. Only real problems we have are with listed stuff. The woman who deals with most applications couldn't argue her way out a box, yet she tries her hardest and slows things right up

Well so far we've had....permission to connect an unused barn and deralict farm house that are about 5m apart rejected.
Permission to turn a secluded (overlooks nothing for miles) dormer house into two stories on the same footprint rejected.
Permission to knock down a tiny house on a very large plot and build on a former building footprint that was there originally rejected.
Permission to change a large house design that had permission already to another design rejected.

Not a company, these are personal ones the family are trying to do. Luckily havent purchased the properties before getting initial plans and planning sorted

as already covered, building is by far cheeper then buying.

probelm is finding land to build on. As anything thats worth anything is snapped up by developers.

Your best bet, depending on location might be to buy a run down state, and domish and build on.

my uncle built his own house absolutel mint cost him 30k to build inc land as it was a private sale (deosnt include all furnishings etc, hes had it valuated in aug last year and it was 300k, put it up for sale and for some strange reason got no interest, could be to do with the fact all other houses in area are 150-200k lol still biggest profit to build your own (he did most work himself)

The land that was aquired by a family member recently was £280k at auction.
2 derelict 4 bed houses. Both are now flattended and the build starts in January for 4 houses.

cosmo he did ALL work himself so only cost materials and he got all them at trade price, the land was from somebody they knew and was just surplus to requirment so got it stupidly cheap.
