When going through estate agents is there always a set list for student landlords? Am I right in saying not all let houses to students?

As a student as you have no 'guaranteed' income and your maintenance loans and grants are classed as disposable income you cannot let from a private landlord as you usually would.

If you are looking for a student let simply walk into an estate agents and ask for their list. Many will say on the outside 'no student lets' or 'specialising in student accomodation' etc

Pretty much all of them say that unfortunately. Does a loan not count as guarenteed income?

nope, as you get it all in one go (or in 3 lump sums) it is seen as income, but it isnt steady, therefore what they are saying is you could go out and spend it on, say, a car in an hour, when u want

You need to have some sort of monthly income from a job that is a going concern (i.e. for the forseeable future that income is going to continue to come in, basically you arent going to be sacked)

From that point above, you also need job references for 3+ years at pretty much most places I know of, which would also kill off a student application

speak to your uni, they will have a list of student lets, i used student services to find my first student house, then i went to an estate agents for the second house which wasnt a student house, so it needed to be firnished.

So Broster you rented a non student house...? I have the unis list but theres not much on there really.

I rent a 'non-student' flat. Though when I took out the agreement I had a job earning enough to pay the rent myself so I passed the credit and background checks. When I re-new the agreement I'll have to get a guarantor to countersign the agreement. Or I could pay the agreement lengths worth of rent in one go, but that would be expensive

This is what I'm doing with my girlfriend in a few months, but she is full time so I got no rent to pay
