Has anyone found and reasonable mortgage rates yet?
Alot of companies are offering good deals, but with conditions of borrowing rates of 70-80%. With the fall of house prices, this makes taking out the mortgage even harder, pushing your borrow % up.

probably doesnt apply but I have just come out of a fixed rate
they reckon that I owe 86% of the house value so will not offer a fixed rate
However base rate is 2.5% so it woerks out better for me
If rates increase by 0.5% each time i need 5 changes before i get to what i was paying for my fixed rate

Ive just had a fixed rate with the Post Office (provided by Bristol & West)
6.01% fixed for 5 years
90% LTV
I know its a high-ish rate but for 90% LTV its about the best, you can get a 3 year fixed for 5.99% but we were advised to go for a 5 year.

I've just got a mortgage with Halifax, based on 85% loan to value, works out at 6.50% for 5 year fixed repayment option.
We was going to go for 90% load to value but that extra 5% deposit means we save £83 per month.

Did you not look at the Post Office and NatWest / RBS. Both doing 5 year fixed 90% LTV with a lower rate than your 6.5%

Me the G/F were looking at trying secure a 75% mortgage and the best fixed rate we found so far was 4.9%. Even with the rates as low as they are you still need a hefty deposit to get them anywhere near a good rate. Pretty crap at the mo imo.
