Right looking at a new house the one we've seen needs:-

New central heating/plumbing etc
Wiring

And then carpet etc

How much is the wiring plumbing going to cost roughly?

I't might not need either but planning for worse case.

Laminate/carpet i can do my self.

3bed semi large rooms 3.5x4.0m etc

Rewire - i'll guess 1500-2000 will cover it, depending on whats to be done.

Plumbing - what all of it??? Heating, bathroom, easilly upwards of a couple grand each.

Obviously be cheaper if you can roll your sleeves up & get stuck in yourself with some of it!!

Yea i do as much as i can, will fit kitchen/bathroom.
So what budget for around 10k?

Totally depends on what you want doing and to what standard.

Wiring I'd allow £2.5k minimum. Bathrooms could be anythign from £2k to £10k or more depending on what quality you're after. You'll need to look at what sort of fittings you want and work it out tbh.
