I'm thinking mainly of a Student let, something for around 120-140k, 3-4 beds (potential for additional bed), in need of modernisation.
Location is key, LS2 I think is the place to be, near campus and the city centre.
This kinda property available?

That looks a lovely part of the city. Good buy.
I'm possibly looking for a little closer to the uni campus to make it even more attractive for students, and would also probably go for a run down property. I am in construction.
Are there any nice areas up around the campus?

Wouldnt say nice.
It's full of students.
Maybe if you went a little further out of campus (away from city centre) it gets nicer and could cater for the students with daddys credit card etc
