I'm really stuck in 2 minds here!!

We were about to proceed on a new build we've had our eye on for ages when another house popped up in a similar area which needs a bit of work but I think would have great potential. The new build is 190k(4 Bed) and the older house(4 bed) is 155k although i think it would be available for less. Which would you go for? They are both in really nice villages.

Other similar houses close to the older property are going for around 200k so there is the potential to increase the value a fair bit. If I went for the project I would rent our current house out whereas we would p/x for the new build.

i'd take the ''project'' as it won't cost more than 10k to get it up to the standard of the other house. and that's being generous with the budget.

project has more character, a bigger garden and has some good features such as hall way etc

I would go for the project one because you would end up spending some money on the new build to make it your own, looms like it only needs decorating and you will get it cheaper

Hardly a project, just needs the old gash decor ripping out. Think I prefer the look of the "project" one anyway.

I'd go for the new build as the rooms are bigger, but that's personal preference. The garden looks bigger in the 'project' and it may end up costing less. Have you viewed them both?

Me too. Completely repainted my new build for under £400 for all paints and materials.

downstairs will have cost me more than that by the time its done and ive still got another 2 floors to do

The project externally is the better looking and the interior does not look unlivable with imo. No idea about area etc but with the pics provided the project would be my choice. really that is what is considered a project

The "project" has now gone off the market due to unforeseen circumstances which we're gutted about.
