Best rates available for FTB unless you've got a massive deposit Orbbo, mine is a bit better at 4.9% 2 year fix but that was the very best I could get unless I magically produced another 20k.

Mine is about 5.95% (FTB). Only got 11 months of that left though.

that was the best deal we could find at the time (march 2010) with 10% deposit.
unfortunately we don't own portfolio's so couldn't afford 25% deposits, which would have been about 44k

Aye, we only managed 4.7% as a FTB because we had 75% LTV (5% equity, 20% interest free loan from builder)

I think Danny was in the same boat as me, HAD to go through a specific broker as part of the easybuy deal, so got a worse deal than what was available.

edit - or rather, the only bank which accepted our 'special' way of funding the deposit was Halifax or someone else, I wasn't willing to risk tracker / variable so went fixed and Halifax had best deal out of the 2

Ride it on a tracker then fix as soon as the rates increase. I was on a tracking deal for over 2 years until I moved. Now on a 3.99 fixed because We moved house.

Yeah same for me, purchased in the heart of the recession so while house prices where cheap, 80% LTV and best I could get was 5.79% for 3 years. Painfull to pay 19k on to mortgage company and only pay off about 3k off the mortgage.

Applied for a HSBC lifetime tracker.
Extra £168 a month but shaves over 10years off my old terms.
15yr policy.
Portable.
No restriction on overpayments.
No fee's.
Marvellous, just hope I get accepted now.

I went for a lifetime tracker at 3.79% with Coventry, its always a gamble but why pay more now for a fixed when rates could stay low until 2017...
I have read HSBC can be picky but fingers crossed for you
