we have seen a house that we really like although it is quite small bedroom wise, we would consider putting an a loft conversion as others on the street and done the same, its a 3 bed semi, we could need to get someone in the strengthen the floor and put a dormer on the back, not sure of the lay out of the loft so dont know yet if beams want moving ect
could anyone give me a quote for the builders to strengthen the floor and put a dormer in, most of the other works we would be looking at doing our self ie electrics (signed off by bc) boarding out insulation ect
i understand that the access doors to the loft need to be fire doors ect but will the rest of the huske need upgrading as well? i have looked at different forums and prices are over 35k finished so would like to do it as a project,
the house is in our ideal location with opens up onto farm land and the garden it self if very big for a property of this size,
have though about a rear extension but after some of the quotes on other sites, this is well out of boundy

Difficult to put a budget to it because there are just too many variables. Get a couple of building firms to go round, if you can.
If the vendors are serious at selling and know you're serious buyers and they don't have any other offers, they might allow.
You will need Planning and Building Control, if you wantto market it as a 4th Bedroom or living space in thefuture.

i thought loft conversions come under permitted develop and wouldnt need PP

Depends. I would imagine having the roof dormor would change things somewhat.

My dads one came in at just under 30k and is lovely.
That's not decorated either.

For a floor putting in and a dormer I reckon you would be looking at about 8k . Then the rest of conversion on top

Hard to say prices without seeing it really, best bet would be to get builders to view and quote if possible.
