Something that no-one has mentioned is the term of their mortgage. It's all well and good saying how much it is, and what percentage of your salary it is and blah blah, but if it's over a period of 40 years with a shit interest rate then you're not in an amazing situation.

The interest is absolutely eye watering isn't it! My rate is pretty crappy and my term is 35 years - it was the only option open to me when I bought the place as not many lenders were keen on first time buyers at the time. Once I drop onto the variable rate it becomes a bit more palatable, though there's good cause to keep the monthly payments the same and over pay it because of the amount of interest you're paying.

Mines 30 years term, I have a spreadsheet to monitor monthly outgoings and have a sheet for the mortgage. Makes me want to cry at how much is paid off by month 12
But, appreciate the interest paid goes down with each payment and it feels better

We had a 40 year... Down to 35 now, paid off 3k or something of our 123 still not quite sure how we got a 40 yr term, I was 27 she was 22, so retirement age still I guess. RBS
In fact, this reminds me the fixed term is up in a few weeks, need to sort stuff out

29 years 2 months left. 4.99% interest fixed for the next 14 months. Mortgage was £133,000. Paid off £1,631.26.
Has been £713 for the last 10 months. So that's £5,498.74 interest.

Mines been on variable for over a year need to pull my finger out. But, it's £230 a month cheaper than when I was on a fixed rate, so not too bad.
