seen a v.nice 2 bed, semi, garage etc on the market for £138k, they usually go for £132-£145k in the area.

What sort of offer would you put in? im thinking £135k but dont want to lose out a higher biddder, do you think its wise to put in lower offer or should i just stretch to asking price?

130k then raise by 2k each time if they decline

If its not been on market long 134k

If its been on the market for fooking ages 125k, raising by 2k for every decline

If it needs X amount of work, put in whatever u want stating you have taken off X that needs doing

no one would take 10k less (not at that house value) when its only been on the market a week. It would have to of been on for a while so they are desperate to get it that low.

God loves a tryer!! My mate has just had an offer accepted at £15k under the asking as he told them that there was going to be a crash because of the rate increase

WELL cosmo, my house was up for 80k and i got it for 67k

So i think i have my head screwed on alot more than most

was on the market 2 months, and needed stripping

Original price was alot higher than 80

I basically put inoffer with a massive list of work that needed done

my sister did the same with her house she's just bought. The first offer was a fair amount below and knocked back. So sent the next offer a little higher with a big list of stuff that needed doing and they just accepted it.

Got it for about 10k under but that was for a house that was on the market for 190k.

you are lucky. in scotland everything is advertised at offers over. normally have to go fair bit aswell

Thats not true in England, well Newcastle anyway. My mate Im talking about above put in the offer below the starting price which was offers in excess of. House was on the market for about a month and hadnt had one offer so I think they were getting fed up.

i think 134k i'll offer and see how it goes, trouble is in vestors are buying 2 beds to rent out, so they can afford morwe than me

Sucks being a buyer here....being a seller will be better though - some folk end up putting in daft offers for houses to get them. Norm is 5-10k over base price but ive seen alot more!! £120k 2 bed house go for £180k etc

get feelers from the agent to see what the seller would take. also test the seller to what he would sell for.
If he says £135k. you offer a bit less.. say you would offer £133k but would meet him half way between... then you get it £134k
and the £1k less pays your solicitor and buildings search fee's!!

IMO experience I was in a similar situation in terms of what shoudl I offer - I would give what your ahppy to pay

If its 138 and you can afford it and you want it then pay that if your worried someone may snap it up

in the grand scheme of things its only a couple of grand
