... big enough for 2 cars... say 6m wide by 8m long, peaked tile roof, door on side, window at the back...

Would 10k cover it?

think thats what my dad's cost to build, or in and around that, fits 2 cars no sweat take a look in my garage

you might end up paying that and more for just the land to build it on

but i would say 10k would cover it with change if you shopped around. cheepest not always best tho

We spent about £7k on a large (but not double) garage. With foundations to allow a 2nd level.

This was by a friend brickie with no job at the time, and all bricks, windows, doors etc sourced by friends in the trade.

If its connected to a house, dont forget to allow extra costs for the fire door, wiring electrics etc.

I'd say that would cover a large fairly basic garage though yes.

Get digging the foundations n such yourself to save costs on diggers and such though. And if you've got any mate brickies, use them (as long as they are respectable and trustworthy).

land isnt a problem, its our back garden...

dont want a pre-fab concrete sheet thing, prob built from scratch...

depends if you have friends in the trade, id say with planning and building control and building it you will be nearer 15K

planning permission, yes - but thats not going to be a major costing factor.

Colin - i know how to dig, but i have no idea how to build foundations. Shit i can brick walls too, but that doesnt mean to say i would park my car on em

What the craic with foundations... whats the basics.

You'd only need basic foundations for a small garage. I'd imagine simple strip type, not particularly deep or wide.

Can't remember dimensions though off the top of my head. Could find something tomorrow......what about a roof? Flat felted type affair? Only single storey right?

id say nearer 15k tbh. take it will be a pitched roof, trusses or cut raters?

dont want a flat roof, peaked

whats the diff with trusses and cut rafters?

Which is a better design to allow greather roof height? i.e less obstructions/beams across the width of the garage?

Which is the better options if planning anything in the roof space?

Oh yeh, didn't read the question

How high does a lift go? Never seen one so no idea.....you could get some fancy trusses with a high central tie-beam to allow a car to be raised into the roof area but it'd be more expensive.

You'll wanna keep the height down as low as possible though as it'll be easier through planning

Truss is a pre-made timber roof section. Cut rafters achieves the same thing, but all done on site by a chippie.....takes a while but can be cheaper/easier on a small job.

dig deeper, so floor is lower than land outside your garage, so your walls don't look as high but maximise your height inside the garage!

More land to dig out, then foundations deeper than your new garage floor level but would gain space for inside the garage!

For foundations I'd say 2ft deep. Fill with hardcore then leaving 4 inches for concrete. Build a shutter round the hole then get a ready mix concrete company such as spotmix to fill the concrete in. We use them all the time and they will honestly have the concrete in in no time !

You will have to ensure that the concrete is level and that all comes down to how well you make your shutter.

Get your garage built using block - but maybe also consider a timber framed garage with shiplap on the outside. Im not sure on costs but a blockwork garage you will need roughcasted whereas with the timber frame the shiplap is the finished article. I think shiplapped would look far better and with a timber frame would allow you to insulate and sheet the inside of the garage - something to think about for working at winter.

With the roof the trusses will be more expensive than starting from scratch with timbers - but then also with the trusses you have them pre-made and they go up no bother. Starting from scratch takes a good bit longer ! B&Q actually do pre-made trusses to your spec.

Tiling the roof would be miles better but you can felt it - all comes down to cost there !

my brother has been looking at garages for his house and for one that is big enough to take 1 car in a breeze block construction but wooden cladding on the outside with a peeked felt roof it was gona be about £1.5k - £2k but he already has the foundations which is just a slab of concrete!

I personally think £10k will cover it and then some, you seem a pretty hands on guy, so you could dig your own foundations, and if you know someone in the trade you could labour for him.

My old mans a building manager and laughed at folk saying £15k to build a garage.

Maybe if you started using fancy stone to tie in with the house, electric garage doors, fancy slate roof. blah blah!
