For the last few weeks we (Dad) has been in talks with a developer who purchased part of our neighbours garden 3/4 years ago. His plan was to but the rest of everyones gardens that live on the street and he was going to build a number of houses on it. But fortunately 4 years on no one else will sell to him meaning this one garden is useless to him as it has no access and not big enough to build on. The developer didn't want to sell at first but after weeks of talks he finally asked us to make him an offer. Finally we offered him £18K as at the end of the day what he was selling was a garden. He said the least he could let it go for was £25K, but the max we would go was £20K. He asked to meet half way but we said no, so he agreed on £20K.
The red area is roughly what we have bought. But none of the trees around the sides have been cut down and just dumped in the middle. So first task is to clear that all out 
Quite a few ideas floating around at the moment but will be a few weeks before anything is finally decided.
I will update as and when as i think it will be interesting to see the developments

Interesting, which house is yours?
Theres a similar set up here at my ma & da's, bit of land at the rear that some developer owns but cant build on due to access.

What sort of land is it? As you may have zero chance of building on it.

It was someones garden, now it is our garden. Chances are more in our favour to get planning permission.

Is it classed as greenbelt, brownfield, etc. etc. though?
We have a few acres of gardens but a good chunk of it is greenbelt so next to no chance of getting planning to build on it.

I wouldnt imagine you will have any real problems getting planning for an extension, the houses look relatively new in that aerial shot
For a whole new house it may be a different story

I've no idea. But i can't imagine it being like that due to a developer buying it to build on. But we'll find out soon enough. If we can't get the permisson then we'll just have a bigger garden.
We won't be knocking the house down to build, just extending.
It's not that new, about 19 years old now i think

You need to download the local UDP (unitary development plan) as they may prohibit developing in gardens etc as most local authorities are hot on retaining vegetation and gardens.
Also you have to ensure you submit a decent planning proposal get a proper surveyor/planner to draw it up.

Or he may of found out hence why he was willing to sell!!
TBH, most developers will try to buy cheap non-building land then get permission as it will increase in value greatly with that planning.

He wasn't selling. We made all the contact to see if he would sell so not like he wanted rid as it took a few weeks to get to the point of him asking for us to make an other.
Oh yeah hence why we got it relatively cheap as right now its not got planning permission. The developer didn't get any as his plans were to buy the whole row of gardens.

I meant you have to consult the local regulatory framework and submit a planning application. Its best written by a planner/surveyor. Also you architect need to adhere to these otherwise he may design something that may not be granted planning permisiion. Thats a lot of money for a drawing you cannot construct IMO i've seen it happen loads

If you want something seperate to your house I guess the best thing to do would be to call up a planning officer and just meet up with them and get their opinion on your potential plans. Wont cost you anything but your time.

the white bit is what i reckon you'll be allowed to extend to. with that space you could have a single possibly double garage with a first floor living space. will be small though. you could wrap that around the back of the house aswell but would take up too much space.
