First time buyers...
Where have you found best for mortage lenders, been to look at a house last night!
Looking to make an offer but want to speak to a few lenders first!
Been to see two so far:
Lloyds TSB and my local building society
Anyone make any suggestions for best deals or is each case very different!
85 - 90% LtV mortgages!

Britannia have some good deals on 85%-90% LTV for new customers. Won't do above 85% for existing customers though

Dont bother with Britannia, i work for them, we tried was a pain in the arse.
6 weeks later went with Halifax and was no hassle at all.
My mates also currently going through an application with Britannia, hes put down £28k and they've still asked for more deposit, useless.

I don't have any issues with Britannia, service is good, member bonus each year is welcome and got a good rate - only thing that pissed me off was that I was at 85.9%LTV and they said I could have the mortgage, it was all fixed and ready to go, then they turned around and said they'd made a mistake and I would have to pay a lump sum off the mortgage to drop below the 85% mark. Ok I got a better rate, but I really would have preferred the cash in the bank for the renovations.
That aside, I don't have any issues with them

i'm with halifax.
went in the bank, sat down for half an hour and came out with a mortgage promise. so easy!
we got a 90% mortgage at 6% which isn't that good compared to 75% mortgages but we didn't have 25% deposit as the houses are expensive here, but it's fine for us.
we went to natwest after and they said we would need to come back another day to 'talk things over'. i just laughed, told them about halifax and left.
mongs, they are.

I've just been approved with First Direct.
3.5% over base tracker type mortgage at bang on 85% LTV.
£99 arrangement fee too which I think was one of the cheapest I came across.

we spoke to an independant financial advisor who gave us loads of options
we ended up going with santander at 3.89% fixed for 3 years

Halifax had good rates when we were looking, but we missed out because i'm only on a 25hr contract, even tho i do 40 and had proof of that, they wouldnt let us.
Had to go for 4 RBS in the end, at 1% more, 5.49 on 70% ltv

Not suprising really as all they care about is assured wages so its whats contracted that they care about.

Thats us, you and my mate that have all got to the very final stages and they've said, 'hang on we need more money!'. We were gutted, 1st time buyers, excited about nearing completion date and at the last min they backed out. Luckily my mate had the extra deposit from parents but we had to go elsewhere. Member bonus is worth nothing really, looks good getting £40 a year in your bank but it only comes out of the profits it makes from charging inflated interest rates anyway, i.e. Money you paid to them.

Yeah, I know there was nothing we could do about it, can't get a better contract at work either and hoped P60 from last year, and every payslip from this year would of been good enough, but unfortunately not, so had to pay a bit more for someone who would accept us. All good now though

Lloyds TSB tomorrow then think about making an offer if we still like the place after a second viewing!
Only thing making me bit 50/50 is a small bathroom maybe just used with being at home and having a decent sized bathroom

Well today's went well, got told no problems borrowing the amount at 85% or 90% LtV got Halifax and an Independant booked for Sat! To see if we can get better deals!
Best was 5.79 fixed for 2years or 6.19 fixed for 2 years with no fee!
Scary seeing the final repayment amount!!

Same with me. On mine they also put down that for every £1 you borrow you pay back something like £1.33 at current rates! Makes you wish you hadn't wasted so many hundreds of quid on random crap in the past

HSBC seem to be cheapest on paper currently!
If the property was £150,000 and had not received an offer since April! How low of an offer would you be tempted to place!
Worst they can say is no and go back with a higher offer?!
