Found a house i would like to make an offer on it is currently at 195K

I would like to be at 190k and the agent has hinted that from his side too,

Would it be unreasonable to try them at 185k?

Im a first time buyer,
house is a trade in and owned by a devloper,

Depends how much you want it, I'd be asking when they want their 175.

I wouldnt say im in love with it, but its defiantly the best ive seen, and is already a pretty good price,

Depends entirely on the strength of the local market, you should have an idea what houses in the same area go for, if £195k is a fair price then £175k will get declined obviously, as will £185k.

But then I've never bought a house outside London where the market is bonkers, or from a developer who I think will negotiate more than a private seller, but may knock you down on the trade in.

May as well go in as low as you like, they can only say no, and go from there

I always use sites like zoopla and research what the house has sold for in the past and what others nearby went for.

Two reasons, one you know what the house owes them, and two, what they're going for now.

Of course reasonable sellers will also take this info into account but you will always get the Muppets who think their gaff is worth more than it is. You can't do much about that though.

If you go in at £185k and they accept it straight away you will be gutted you didn't try for a bit less and let them barter you up

20k off a property less than 200k

things must be different up north. No way you'd get that discount down here unless the house was rotten.

We got ours for 4k less than advertised price and most of the properties in my street that have sold have about the same Percentage off.

Look up what local properties are worth through mouse price or similar.

If a house is genuinely worth near its asking price then deciding to knock 25k off a house 2 days after it goes on the market is (in my opinion) counter productive.

Makes you look like a chancer rather than seriously interested.

Put in an offer of 187,500,

got rejected as an identical house has gone up at 197,500 and it doesnt have a garage,

moved up to 190,00 waiting to here, agent seems to think worst case is they may come back with 191-192,

I think a lot of people think thyley got a 250k house for 220k and don't realise that they got a 220k house for 220k.

A 250k house valued at 262k. Not a chance unless for renewing mortgage purposes or some other manipulation of finances. Every single 262k house in Britain is worth exactly 250k.
