Same here my last mortgage advisor did it all free of charge, all we did was find the house we wanted!
Going to see a mortgage advisor today, will be just me so will see how much i can get. Was quoted £120,000 a few months ago but got a pay rise since then.
What Daimo said though, still want to save and have a life so wont be touching the maximum I can get

Me & Jade are looking to get somewhere between us next year hopefully or the following year. Theres some nice 3 & 4 bedroom detached houses built about 2 miles away going for £130-160k so with our expected earnings (once im back working) that would be no problem & I should be 25-30k up on the sale of my flat to go towards deposit & Fees etc.....or just start from scratch again & waste that on furnishings & a new car

Are the houses offers over or fixed price.
Apparently up here they're expecting at least 20% and more like 30% over the offers over price.
Which is a stupid system imo.
You should ask for roughly what you want to get.

There offers over but theres 3 for sale on the same street right now...that could work in your favour!! Up here you usually pay about 10% more.

I think its estate agent bullshit tbh.
How could you convince somebody wanting 400k for their house to put it up for offers over 300?
And when I say up here I actually mean Glasgow so its down here for you

To get more interest maybe
Much smaller figures but if im wanting 60k for my flat & I advertise at o/o55k I may attract more interest & help to push my expected price up a few grand up to early to mid 60k's

Whne you get higher up it's stupid figures though.
