TBH arent these more aimed at people who have land already, or can afford the actual land, but not able to pay the cost to build some traditional house. So can then splash out a hell of a lot less for this Ikea box and have a brand new house for cheaper than it would normally cost.

My flat is insured for £63k to rebuild it. No idea why you would get a flatpack one when it's the same money to build one properly.

Land costs fuck all etc? wtf A plot around here JUST about big enough to build a mild 3 bedder would cost 150k or so I would imagine. I guess if your on a budget and building up North then it would be ok.

The land on our farm is worth fuck all. The land that you can build on is non-existant. Most of the people who are doing new builds are buying big houses and putting lots of small houses on that land in order to build something.

Well thats a different story, you can't build on or change farm land usage easily. Land thats permitted for residential building use is expensive, anywhere.

to build a one off normal build house would prob cost less then that. A friend of mine buys land and builds 3 or 4 houses and sells them all on. Costs him about £30kish for a standard 2 bed house to build
obviously thats no a one off and is part of a large contract. with the right conections you could build a standard two bed for £60kish
