Ive just opened the paper to see an advertisement by persimmon for a house in a new development nearby, was £215k.............now reduced to £170k.
£35k dropped before you even walk in the door.
Something like that would interest me in 3-4 months time.

Was tempted at new builds Colin but we would rather live well within what we can afford than pushing ourselves.

Offer what you want mate 
Start at 70k for the 95k one. They can only say no. And don't set your heart on one.

Up here you contact the etstate agent, make the offer, if it's accepted you do it all formally, you can make and agree on an offer well before legal stuff though.
Estate agents i've dealt with have no knowledge at all, let alone local knowledge on houses.

I'm in Aberdeen, the majority of the estate agents here are solicitors and this is how its worked for all the properties I've bought and sold personally.
Anyway, stick an offer in - the worst they can say is no!

Ours was advertised at offers over £57,000 and we got it for £55,000 
But then it is a repo and Northern Rock wanted a quick sale 
Offer under the asking price, worst can happen is they say no.

When I sold my last house the guy who first bid on it offered £22k lower than the asking price. 
But I can only say no so it's only cheeky if you let it be, if you know what I mean.
Depends on circumstances really, if there is any way you can make your debt lighter then try it.

but then being in a trade help's cube  we get the key's on the 30th of this month and a canny wait to get right stuck in excited aint a word for me right now  ave got the tools charged and sitting ready lol

I'll be doing all the decorating and that myself Jungle, would love to pay someone but furniture etc comes first..
I would happily buy something needing redecorated, or a bitr of work.. by shitehole I mean in horrible streets.
We've got our eye on a few, away to confirm mortgage etc next week so will hopefully start viewing in a week or 2.

Our house was one the market for £135k, offered £125k and ended up paying £122k
edit: it was valued at £155k

Offered 125 originally, was accepted got the surveys done and then offered 120 based on the survey results and we settled on 122
