Who with/what % deposit?

Ive never seen a fixed mortgage that low!

Its with Abbey, havn't paid the first installment yet, but should be next month. I gather its not availible anymore though.

70% LTV required, I only borrowed 60%

I let the mortgage salesman talk me out of taking the 2.8% fixed with HSBC as well... not that it makes massive odds on small borrowings.

Whilst now is still the right time to buy in terms of house prices, only a couple of months ago the rates availible were a fair bit better than they are at the moment. I'm glad i got in when I did.

Fixed or what?

HSBC has a variable tracker, currently at 2.74%.

5 year fixed rates have gone up since we arranged ours May/June.

PO and HSBC are around 4.99% now for 60% LTV with £600 booking fees.

The PO back in May was doing it at 4.15% for 75% LTV.

Ours was 4.89% for 5 years at 75% LTV, with no booking fee, £295 arrangement but £250 cash back after completion and £0 valuation fee.

The scarey thing is if we were sorting out only 1.5 months later we would be paying £70-£100 more a month and have a booking/valuation fee to pay

Even though BofE rates are staying the same. The fixed rates are creeping up. Mofo's
