people are telling me to bake bread or cakes just before they come round, sounds a bit daft, anything else i should do to make it more appealing?

Got our first offer, couple came for two viewings, offered 95k, its on the market for 105k.
Not the best offer, but its a start.
Also got another lass coming for 2nd viewing, and another two viewings this week aswell.
Agent wants a descision now, saying what is the counter offer, i'd rather just wait for these other viewings to be done first.
Only problem now, theres nowt on the market we want

We went back with 102500, they have countered again with 100k, but only if we take it off the market & cancel the other viewings.
Hmmmm, what to do, what to do...

I'd tell them that it's £5k under so you're not taking it off the Market. They obviously want it if willing to increase offerby £5k.

If that's the first offer you've got, and you've got more viewings, AND there's nothing on the market you fancy, then there's no rush by the sound of it, wait around for better things to happen.

Unless you have other serious parties interested you're bound to get offered under market, wouldn't you offer less (10% ish?). I'd push for the 102500 but would consider the 100K.
However if you aint seen another property then as above why rush. Hold out for the extra.

True, i guess we could hold out, we did work our finances out for a 100k sale, so thats the mark we needed, will see if i can get a bit more out of him before we seal any deals.
Mrs likes this one for the "potential"
http://www.rightmove.co.uk/property-for-sale/property-30265898.html
I think its an old persons house & will smell of wee.
I quite like this one...
http://www.rightmove.co.uk/property-for-sale/property-29918327.html
But the garden is quite overlooked.
Sigh.

I think you should be grabbing 100k for your flat with both hands tbh!! Sounds like a decent offer, unless theres some underlaying reason why someones going to come along any time soon & offer the whole lot??

I know peeps probs wont look through all those, thought i'd share anyways.
And you're right Colin, i think i'm hesitating because we dont have anywhere to go, and i'm worried about picking something for the sake of it.

Aye, its a nice one, going to view it thursday.
Got a few of those to view, some have potential i think, if we can get them for a decent price.
In our favour aswell that we have a 1st time buyer with an offer in on ours, we accepted it this morning, but said we want to find somewhere before we move, we did discuss about putting everything in storage & moving in with her mam til we found something, but its going to add 4hrs onto her day because of all the bus changes she would need to get to work.

Solicitors are now doing whatever they have to do to seal the deal.
Anyone sold a house before? Interested in what they will look for in the survey, and when will it happen?

Went to view these three tonight...
http://www.rightmove.co.uk/property-for-sale/property-30265895.html
Really liked this one, rooms are much bigger than the pics make out, garden was nice with pond, decking & raised deck, big space down the side of the house. Conservatory was a good size too. Just that bit too far away from the beach for us.
http://www.rightmove.co.uk/property-for-sale/property-29918327.html
Wasnt overly impressed with this one, rooms wernt as big, and garden was overlooked.
http://www.rightmove.co.uk/property-for-sale/property-15956808.html
Really liked this one, rooms are big, loft is done out properly with suspended ceiling, could be made into another bedroom with a few changes. Garden was ok, extension was massive, but no garage because of this. Also, its about 5k overpriced imo. Perfect location for us though, and they have a house they want, so we may be able to haggle with the price a bit.
3 more to view tomorrow.

Thought we'd be cheeky and stick an offer in of 135k on the bottom one, 10k off their asking price, but they are desperate to move as have a house they want. Worth a shot!

Viewed another three tonight. Dissapointed that they didnt tick more boxes.
http://www.rightmove.co.uk/property-for-sale/property-26175922.html
Rooms were very small, storage was good, loft was boarded out, windows look like they will need replaced soon, but overall it was filthy, didnt want to touch anything!
http://www.rightmove.co.uk/property-for-sale/property-15314772.html
Was quite nice, very roomy downstairs, upstairs was a bit too tight for us. Kitchen was nice, but garden was overlooked.
http://www.rightmove.co.uk/property-for-sale/property-30265898.html
Does have potential, but bugger me, it needs gutted. hot air ducting, smells of old people, original kitchen. if it was 90k i would consider it, but we dont have the money it needs thrown at it.
So, back to http://www.rightmove.co.uk/property-for-sale/property-15956808.html , offer was refused, she came back with 140k, so she obv isnt set solid on her price, so may try again with 137k, if i can get her below 138 i will probs sign as it was a really roomy house. http://www.pattinson.co.uk/Public/content/Buy/Estate-Agents/Property-For-Sale/116396.htm if you scroll down it shows room sizes, which are decent. Cracking location, right next to beach & good spot for getting onto the main routes out.

Went for second viewings on
http://www.rightmove.co.uk/property-for-sale/property-15956808.html
and
http://www.rightmove.co.uk/property-for-sale/property-15314772.html
Going to put another offer in on the 1st one, with a fresh head on, realised it was just so much better, bigger, better location, does need new carpets, and may put a combi boiler in as has old school back boiler, and not sure how efficient they are.
So, ringing up tomorrow, fingers crossed.

Put offer in, but they said they would think about it, its only 5k less than asking price, which is what we took off our flat when it sold, so hope they just say yes, as we decided we wouldnt pay more than that.

cheers guys, cant wait!
Got a rough quote of 5k to put a utility room and garage onto the side, but it will mean no natural light into the kitchen.
Oh, and how weird is this? Sister rang me, asked who i was buying off as 2mins after i bookfaced we'd got it a senior carer she works with said she'd sold her house. Same person!
