That's my point John, we've made an offer which was accepted but we haven't signed any of the paperwork yet because of this issue.

We are now going to go back to the vendor with an offer which is x amount lower so we don't end up out of pocket.

If they accept a lower offer that's great. Hopefully they're of the 'asbestos kills' mindset and not the one of it's probably a non issue.

So you've got a 'mate' to confirm there is trace asbestos which is probably found in 95% of houses built in the 80's

Combined with a daft £5.5k quote to remove it. And your negotiating on that basis?

Best of luck there. If I were the vendor I'd be laughing and telling you to FRO

Not quite.

We've got someone who I know (a family friend), who is the director of an asbestos surveying company to send one of his employees round to do the testing, on the books...

We've had ONE quote for removal and disposal but are getting more.

I haven't done anything more yet as I don't intend to go back to the vendor with an offer based on a quote which I don't know is either high or low (which, based on the lack of info about the size of the house, I'm not sure how anyone can pass judgement) as I could re-offer miles too high, or miles too low.

Rob, well be about £1200 down so not the end of the world in the grand scheme of things.

If she won't drop to a point where everyone is happy, we will find somewhere else. Loads of choice at the moment for the money!

Could be a good bargaining tool. Just get the money knocked off then plaster over the artex, cover the floor and put the money saved into the kitchen!

Isn't asbestos safe anyway if its not been disturbed? Could make things worse disturbing it all anyway!

Then just get it removed from the bit you are working in if you are that worried!!

I'm not even sure you can negotiate the sale value on this basis. It's not illegal/deadly to sell a house with asbestos traces in it; it's almost like trying to negotiate the price down because you've decided you don't like the colour of it.
(bad analogy I know - but let's not forget there are hundreds of thousands of houses like this one)


I'll wager there's a ton of lead in the paint in it too....what happens when you want to sand something down?

There's no rules as to what you can and can't negotiate on, or even when!

If I'm not comfortable with buying a car, after I've agreed a price as it has a worn tyre, I would re-negotiate. Why is this different?

Because thousands of houses get sold a year with asbestos in them just like this one.

You can negotiate on a car with a bald tyre because a/. the car is not fit for purpose and b/. it's illegal to use it with a bald tyre.

The asbestos doesn't need removing; you simply want it gone. A better analogy would be you trying to negotiate a car price down because you don't like the make of tyres despite them being legal.

Have you spoken to your solicitor about this approach? I'm basing my assumption that you are saying 'we will offer you xyz less than the asking because we need to remove the asbestos'

Having done some reading into this, it would appear we are both right and wrong.

It seems trace asbestos can be a negotiating point, to whatever extent you so choose.....however the 'extent/cost' seems to be negotiated within reasonable grounds.

Seems it's open to negotiation and there is room for manoevre...however I'd tread carefully if you are trying to force down a £5.5k reduction on the basis of your 'quote' since any brief worth their salt will simply say 'just remove it from where you are working then' as i said above.

Don't forget that pretty much every house you look at will have the same problem...and let's face it you cant afford to lose too many people pulling out of sales because of something so trivial

Anything can be a negotiating point. Whether they agree to any more discount is totally up to them. Whether its asbestos or a hole in the roof they could turn round and say the price already reflect this so take it or leave it.

They may say to go else where. They will loose a lot less generally than you walking away from it.

Everything is a negotiating point as mentioned, just depends how you want to go about negotiating.

As said, asbestos can be found in quite a few houses, and unless dangerous or exposed and fibreous, it is fine.

If I was selling a house with asbestos in, that was not dangerous and you wanted 5k+ knocked off because once bought you was going to knock the wall down or something, I would tell you to gtfo!

There is a difference between wanting money knocked off for an actual fault with the house or because you want to undertake your own improvements.

Depends how much they want a buyer really. If they want to move quick and haven't had any other interest they might accept it regardless of what you asked for.

If you're not happy, see if you can get some money off.

Can't say I'd pay £5k for that kind of work either though. Seems theres a theme here
