Snagging can be a pain!

My mate bought a Walker Home in a different development though and had no issues at all so hoping it's the same with this one.

I sent them an enquiry on Monday but still no reply

Not really. Just enquired about when the new build would be ready to move in and advised that other developers in the area were offering 10% off when buying off plan.

I have to speak to the site saleswoman Mary but she is standing in for maternity leave and doesnt really know much about whats going on lol!

I've bought 2x new builds off plan in the past 4yrs 1st one was already 10k reduced and I managed a further 8% off, more recent one I got 7% off plus stamp duty paid and £3k of incentives of my choice. 2nd one had only been released for sale for one day so think I done well.

I'd try for at least 10% and let them reel you in.

I bought a new build. It's a four bedroom detached house with separate free standing garage and 3 car drive. Deffo small.

I think this was aimed at me. I'll just mention that I'm aware you can buy "larger" new builds, but what I meant was like for like a 3 bed semi new build is invariably smaller than one built in say, 1960 or the like.

Hence I said new builds are small. Just thought I'd try and avoid a typical CS tit for tat argument.

So far i'm getting stamp duty paid and carpets. Do they usually tile the bathroom / toilet / kitchen floors as standard? (I'm asking for that too when they come back to me )

They seem to think that because the development is already largely built this house doesnt qualify for Off plan status? Does off plan only really come in when there is a porta cabin on site and nothing else?

I can see this going on a while

Normally just the shower, above bath and sink splash back is included. Floor and half/full height tile is extra.

Depends what you want and what your prepared to do yourself. Cash discount always wins in my eyes over freebies.

Taylor wimpey want £4000 to carpet my new house when I know I can get it done and to a better standard for half that.

Plus I've got a Tile bench saw so tell them to poke their tile prices as well.

Don't let it drag over too long, both my deals were concluded over 48hrs. If your clear on what your happy to come in and proceed on there usually happy to deal.

Looks like we'll get Stamp Duty paid and all floor coverings provided so that will probably do us!
