I personally wouldn't buy a new build. I know too many people 1st hand who have bought them and have real hassles.

One the construction was just so poor it needed thousands of repair work (which obviously took years to argue with the builder).
Another has only just had his phone line connected after 6 months!. That would kill me as I need the internet for work. I would write into the contract that if its not delivered then they pay for the 4G mobile access.

Yeah I had thought about these things, the location that the new builds have been built on is an old park, so god knows what ground movement there could be.

The other advantage of the existing house is it dos have a separate garage which I didn't notice till now on the add and the estate agent didn't mention.

I've got a new build and it's' not fallen apart yet. Fit and finish was pretty rubbish but the fabric of the house is fine, will you buy one now because you've got a normal story.

Also re phoneline, that's crappy BT normally, nothing to do with builder, although I agree the builder should be forced to take a much bigger part in laying proper services.

I saw on Restoration Man I think it was, a local man bought an old mansion down a rough council street and it was amazeballs when he finished. High ceilings, big hallways etc. He was known locally for his community work.

My house is 4 years old. I sorted cracks when I moved in but in hindsight I'm pleased I didn't buy a new new build.

A) the cracks would've fucked me right off appearing randomly.
B) the premium would've crippled us but I was wary of this anyway.

House we did consider is just being finished off now on the other side of the estate. Would've been an off plan purchase. Having looked at it, it would've been a mistake !

Agree on the services, awful supply and demand, awful.

I'm sure something will come up soon. I wish I"d waited a little longer as we've ended up with a 2 bed yet 6 months later a detached 3 bed came up at 220k was gutted, but that's life.

No but the extra bedroom means we could potentially rent it out for some good money.

Also a nicer version of the 3 bed, with a 1 car driveway, is for sale at the min for £375k so definitely room to make a few quid!
