It looks really eerie as it was in your first photos. Really strange - Almost like a Reposession!!
Would be interesting to get the search from the land registry on that property and have a look at when the last registered owner was. Also take a look on nethouseprices.com to see if the house number has changed hands in recent years.
You don't need windows and stuff to get a property mortageable. You need one toilet, one sink, a kitchen sink, one worktop/unit to be used as a worktop etc and a cooker point. A lender will then be interested in the property. Have you considered having a private survey done on it? It will be done by the lender if you do get a mortgage anyway.
Either way looks VERY much like a reposession (although it isn't)!! Kind of strange! I'll lok forward to seeing some more project updates. Looks like a very interesting buy!!

cheers phil, pretty much confirmed what needs doing to it
got the new front door on it today and window will be going in Monday (as there is no glass in the side one)
smashed into the coal house to find more crap in htere (about 2 foot deep in car parts lol)
also need to take plaster off the stairs as its pretty bad. Stripped a lot of wallpaper off in the kitchen too
bought security light for outside and getting a HOMEEASY ULTIMATE smart home kit to control lights/tv/heating and door locks from my remte control
has not changed hands in about 15 years, I know they guy who lived there since he bought it and moved out

Has the fella told you he is willing to sell to you? Have you discussed a price?
Surely you must have had a money conversation with him at some point.
reminds me of a house locally that is owned by some taxi driver. It has been empty for years, and he ocassionaly pops by at 2-3am to pick up post and add to the piles and piles of random shit that is stacked floor to ceiling. There are no services into the house and is at best a very very severe health hazard.
I paid the land registry to find out about the owner, and even tracked him down colombo style, but he refuses to sell

contract signed between him and I for £XXX on the understanding that I need to spend a bit of time to put the kitchen in to make it habitable
kitchen should be wired/plastered in a week or 2 then pop a sink in and I am ready to go
window and door did not need to be done, but make it look better and might increase value slightly

Am I missing something but I thought you'd already bought the place?
I would have finalised the purchase price (legally in writing) with him before I had started to even think about getting it suitable for a mortgage.
Whats to stop him from naming his price once the place has been done up and he realises its potential?

to be honest there is not much in darlington, I went to the place in cockerton and spoke to my dads financial advisor too who both sorted out some good deals

1/4 od the new ceiling is up,
kitchen fully rewired, all new water and gas pipes installed
new boiler/pump etc fitted - now have hot and cold running water and 2 hot radiators!
joists finally leveled off 100% perfect, and an tunnel under the supporting wall has been created so we can go through the trapdoor under stairs and gain access to anywhere under the house
new large kitchen window on order, new lights bought, suite for front room bought and a load of other stuff.
glad to see stuff actually getting put IN instead of being removed!
oh and strimmed half the garden back
