Went to see this house today. Its the same era as our current house, circa 1900-1910. Area is pretty nice.
At the moment its a bit of a pig sty having been a care home for a good few years. With a bit of work it would have 5 bedrooms, big lounge, study, dining room, possibly second lounge depending on kitchen (extension at back with small kitchen and toilet just now)
What are your initial thoughts? It is a mess, but nothing major by the looks of it. A few walls have been moved, but the coving seems to be under/through them so ‘should’ be easy enough to revert back to how it was originally. Master bedroom has been turned into 2 bedrooms but we’d make it 1, with en-suite and wardrobe (and it would still be huge! yellow room in pics)
BAD points -
Needs all new windows - say 25k
Needs new Kitchen
Needs 2 new bathrooms + plumbing
Heating looks ok, but who knows
Small roof lining repairs over master bedroom needed
Roof Skews defective causing a bit of rot in the loft (extent unknown)
Damp in rear extension
No orig fire places (but holes are still there but the sound/look of things)
No orig panel doors

I no likey but then I dont really like granite or Aberdeen.

I would say its finished....we still have a list of things to do, but its more changes for our taste and improving on things that we have already done.
Its the same style as what we already have...but we just have the ground floor...this is a full 3 storey house.
Plus...we reckon we could sell our 2 bed flat for £300k ish...and this place is valued at £325k in its current state...the one next door sold for £486k 4 years ago

Shit load of work and to see a profit would have to finish it through to the end should think, but could provide nice rental potential perhaps? Maybe even convert to some sort of fancy B&B??? Or individual flats. Difficult to see size from the pics.
Depends really if you want it as a house to live in or for profit I suppose? If its to live in then its possibly a decision 'from the heart' rather than 'from the head'....

dont think its 'that' much work... Its a huge house, yes.... but I think most rooms are just cosmetic (to make presentable).
A lot of decorating, new kitchen, new bathrooms etc.... You could live in it easily and do room by room.

nope.... we'd use that cash towards a better deposit.
There is space for a single... but we have a couple of garages just now....
I love the house(flat) we're in just now.... but want a bigger house

Id go for it then, especially given the value of the flat now. If you can live without the garage space in exchange for the fact its a house and the added interior space then its worth it.
Thats the exact sort of house Id love to get myself, in that sort of condition, but they just arent available where I want to live which is a bitch.

Doesn't look like there is that much major work - all what you would call standard update. This is probably the main reason developers are no interested. Its not run down and need enough work to be interested.
Is this being done as a short term development to sell on. Be warey of sale prices 4 years ago. Are there any locally that have recently sold as you might find its 50K less now at that sort of value. Then combined with the amount you need to spend it means its not a massive earner.
That said its the sort of house I would buy and do up myself as i still think there is good money to be made out of it, just not loads...but then you could be lucky.

Prices in Aberdeen have gone up a fair bit since 4 years ago
It's in a very desirable location, so I would think that it would sell quite easily.
Who knows though...property is always going to carry its risks
I'm in two minds about it....I dont think the timing is ideal and I dont know if I can be arsed taking on a major project again after just finishing the last one...but I do think its a bargain, there is potentially a lot of money to be made from it, and if we did decide to stay in it longer term then we've got a 5 bed house for a cheap price.
There was one across the road from us for sale last year when the market was at its worst. We're in a slightly better area, and it had a bigger garden, but other than that about the same size. On the market for a week, offers over £650k and sold for £850k

Seems pretty cheap, think it'll make a fair bit more than that and will definately be worth decent money onces its been refurbished.
Prices seem to be continuing to increase in the 'nicer' parts of town. The place next to me, with 5 or 6 bedrooms, sold for £650k late last year.
