I was thinking £135k and say can go ahead ASAP as no chain etc.
Girlfriend thinks it's a bit cheeky offering £15k less but if they accept it's win win!

Depends on the agent and the vendor. If they're wanting rid they might well accept £15k less.
To put it into perspective, I managed to get £10k off my flat originally up for £90k.
Definately worth a shot at£130k they can only say no!

Oh, and have you researched the area to sell if there are any other recent comparable sales to check on values?
Mouseprice.com is worth checking....

Looked on mouseprice, highest sold on that estate was £159k in 2008, but not sure if that's one with a large extension above garage or not! Have to check numbers out!
Taking folks for a second viewing tomorrow, my Dad's been in building trade for 40+ years so should spot anything to worry about!

Highest selling price is a bit irrelevant, you want the most recent similar house sold in the area. If the most recent only sold for £140k then you might have a struggle haggling the price down, whereas if the most recent was £120k then you can safely go in nice and low.

That was also last one sold, just checked again so nothing for over two years!
This one has been on market for over 6 months now also!

Offer made, they come back asking for more money I said currently no! So they've gone back to reconsider out offer over the weekend!
Not sure if that's a good sign or not, suppose it wasn't a straight NO!

Try and search similar surrounding roads to find a similar sale. Without any recent sales to compare it against you can't really tell what its worth.
