i did ask her if she wanted me to show her round or walk about herself but she said she would like me to tell her about the house and walk around

it's only a 2 bed so takes 5 minutes so show people around. really weird experience

If I had to do it I'd want them to feel like they were living there. Sit on the sofa, put the TV on and get them to make me dinner

Just give them a bit of patter and highlight things that appealed to you when you bought the place.

Agent should be doing viewings though really, it's fucking awkward when the vendors are home.

Just follow them round mate. Ask if they have any questions once upstairs and then before you leave. They will usually ask what band the council tax is and if the loft is boarded. And where the boiler is

I always prefer it when the vendor pops out for a walk. Especially in smaller props.

I would be expecting the estate agent to earn their fees and show them round. OK the odd occasion if they are not available but its what your paying them for.

Make sure the place is clean and you're onto a winner. I couldn't believe how many people leave their places in a shit hole when people are coming to view. I wonder what they keep the place like when no one's coming over

we're proper anal when it comes to cleaning anyway so the house is spotless

with regards to the estate agent walking around. he never said anything about that. thought it was only vacant properties that they did that?

and no kids due just want a bigger property so we have more space to chill out when we annoy each other and when her family come down.
