Not you in particular, just in general, seems to be the done thing.
In this particular case though, it doesn't really need any work so it's still a pain going back and forward.

2 changes would make selling much simpler
Seller had to provide a full survey, searches etc (which mortgage companies accept so they did not have to do again)
Once buyers make an offer its binding (with a few exception)
We would get none of this messing around, people deciding to change their mind once others have spent money, want more, want less etc
Its madness a buyer can spend thousands going through buying a place for the seller just to decide "Actually I don't want to sell tough"

I genuinely don't understand why you can put a house on the market without having a full survey done.

It's much simpler in Scotland. The seller had a basic survey done in the form of a home report, I didn't need any further survey done and the mortgage company were happy to take that one.
As soon as the funds are arranged, ie mortgage has been offered, whatever part is signed to say that's it going ahead.

You don't advertise cars with a full going over. You just happen to know about cars so don't need one. If you knew about houses and not cars you'd wonder why it was that way.

I with you on This Robin.
I went to view my house knowing it needed work (Was very obvious). it has a lot of interest as the guide price was 50k under similar houses on that street.
It went to a blind bid situation where I twice had to place down my best offer. They eventually went with me which was lucky.
I then got a full survey done and got tradesmen in to get quotes for the work. Then 4 weeks in I approached the agent with a new price that was 6.5k less with receipts to prove the work needed doing and for this cost.
They came back the same day saying no problem and dropped the sell price to my new offer.
Personally I thought this was standard practice when buying a house and would do the same with the next house i buy.
