an ideal flat has taken my attention, and as the flat is in a new development the home builder has given me the sellers contact information.

Flat is new and un-lived in, and the only information I know is that she worked for the home builder and it was bought with the intention of her mother living there. Her mum has gone into care, so the flat has remained empty.

What sort of questions should I be asking the seller?

Im a FTB so can move quickly and tie the deal up ASAP, but clearly need to ask the right questions and build a loose relationship with them.

Any experience or advice?



Essentially, I want to make a low offer and build up until we meet at a figure were both happy with.

private sale i think, although the home builder has door keys to show people around.

I would just contact her and see how she wants to do it. She will probably work a price out directly with you (basically just cutting out the estate agent) then you'll both have your own lawyers who will take care of the majority of the rest.

Mother my arse

The house builder employee will have bought it on the plans with the intention to make a few quid selling it once its built. Seen it happen 100's of times when I worked in the business!!

As for what to offer, go one one of those sites that tells you what similar properties in your street went for & base your offer on that!!

I sold my last house privatly not estate agents....Gave all viewers lawyers name and number and they forwarded any offers onto the lawyer..

saved me about 2K in fees...

TBH if they're still building there and you can buy from the developer then offer that price minus 10%.

finished site now, home builder is just trying to shift the remaning plots.

had an initial offer of £130k refused.
Making the seller stew, then make a re-offer late tomorrow or thursday...

she has called again to say she has dropped from £142950 to £138950

*Who owns the roof (obv if its a flat you need to know this)?
*Freehold or leasehold?
*If leasehold how many years left on the lease?
*And how much is the ground rent per month etc and what does that include?

bastards, i just used one of those sites you linked jill. place i was trying to buy last year and was told i was out-bid on, sold for the same price as what i offered.
