Been having a look at properties in Aberdeen as me and Adam are considering moving back up there in July when I qualify.
Got a few interviews next week but nothing is definite yet...
except now I've found the most amazing place and want to move there now!!! been on to our financial advisor to see if we can afford it already
How beautiful is this! It even has a garage!
Forming part of a terrace of fine granite homes in the prime west-end of the city, this truly stunning self contained ground floor apartment with garage is offered for sale. This most desirable property has been carefully restored and modernised by the present owners with the installation of solid oak flooring in the hall and family room, a stylish fitted kitchen with high quality integrated appliances and a contemporary style fitted bathroom and a contemporary style fitted bathroom and en-suite shower room.

thats absolutely stunning! the kitchen seems a little narrow tho but maybe its the pic. If your serious i'd get an offer in straight away as you'll be gutted if you miss out.

We don't know if we're moving yet though!
What if we got an offer accepted and then I didn't get a job up there!!!
I wish I hadn't looked now!

but wot if you do and you miss out, i dont envy your position at this point thats for sure. thing is you will always sell a place like that so you could buy it and rent it out for a bit. That way the mortgage gets paid and it wont really cost you anythin except for the initial fee's etc.

I really really want it....
that's not such a bad idea I guess!
if we did move we'd be renting our place out in Edinburgh....so I guess if we didn't we could just rent it out instead
hmmmm....I'll maybe wait and see what our mortgage advisor comes back with and then note our interest in it...
chances are it will go to a closing anyway

I think if we got it though I would want to live in it, not have other people living in it!!!

Really, are you gonna offer cheap legal advice for the house day crew?
So if you buy the house and rent it out there is nothin stopping you from moving there in a couple of years or whatever. Go for it Fee.

yeah, but scots law and english law are very different, as is the house buying process....
Waiting to hear back from two friends...one is a trainee solicitor up in Aberdeen and the others mum works in property up there, so they'll know more about the property market.
I think it's doable....mortgage advisor came back positive

Fee that house is stunning!! I love the tiles and washbasin in the bathroom. The kitchen has a nice quirky shape to it, and units are the same as ours

What can we go up to...
what have ones nearby sold for?
What have properties in aberdeen been going for over the asking price... you think it'll go for about 50k over asking?

Thats good then. I know its pretty far away but have you actually been to see the house or just found it on the net? Do you know how long its been on the market or if the owners have lowered the price at all? I'm not well up on rental prices in Scotland but here that would get between £600 and £900pcm depending on the area. Not wanting to pry into your finances or owt but i reckon that will cover your mortgage repayments so why not get it and let someone else pay the interest off the mortgage for a couple of years. Thats if you dont end up moving there of course. Would be sweet to live somewhere like that tho.

its on at offers over £215,000
Fergus said we could easy do £250,000
As soon as you go over £250k you get taxed at 3% for SDLT
so if we got it for £250k we'd be paying £2500 stamp duty, if we got it for £251k we'd be paying £7530
that's the fucker

you could rent it out as a 3 bed flat....change the living room into a bedroom, since there is already another big enough family room
other angle of the room
and the hall

didnt realise it jumped from 1% to 3%, thats pretty steep. I hate when people ask for offers over a certain amount. it make it realy hard for the buyer to decide on an offer, especially if there are already six people making offers.

That's pretty much how 99% of properties are sold in Scotland

no...that's the only information that I could get off the site I was looking on...
aberdeen solicitor should have access to more information, such as no of rooms etc, but not to the schedules.
dates are there...december last year so only a few months ago
