the left hand garage is ours, along with entire upstairs, all we dont own is two of the garages
Its classed as a 1 bedroom flat, but really, its a detached property, excpet for garages. The estate is so posh, its like a fairy tale village lol
Had offer of full asking price, with all furniture and appliances being left in the property accepted yesterday afternoon. (woman has moved in with partner and doesnt need them)
Sorted mortgage people out last night so there underway. Bring on the stress!
Im already worrying about all the fees etc. Having to pay high lenders fee, due to only a 4% deposit, anything under 10% incurs this. Also means are interest rate is higher. (6.4%) fixed for 3 yrs
Mortgage is going to be 840 including full house / contents /personal insurance. and mortgage payment protection. All options. Think mortgage itself is 750.
Have just enough cash to pay all fees, solicitors and surveyers etc, leaves us with very little, but pay day end of month for her and weekly for me, so should soon have enough for 1st big payment tucked away, along with some extra to set us off.
Hope it all goes through now

What's the legal standpoint on the ownership of the garages?
I'd be slightly concerned about them in that if anything ever breaks - ceiling collapses etc what sort of negative effect could it have on your property?
All in all though, looks cool - good price as well.
Make sure you have a bit more for your first month's mortgage payment; because we moved in half way through a month, the half month rolled over to the next full month so we ended up with 1.5x mortgage first

Thats nice, a little small though! But - worst point of having a flat is the people above/below you... least you dont have to worry about that!

How bizarre is that property! Am I right in thinking you own one garage and there is just one flat int he building which is yours?
Where are the peoples houses who own the garages?
Is it leasehold?
Are the garages soundproofed well? e.g. would be annoying if someone regularly comes home at 01.00am every morning at parks their car below you waking you up.

Is there something for the people who own the other garages to sign to say they can only use the garage to store a car.
What i mean is, they could turn it into a music studio

Yep, its one flat in that building, guess its only classed as a flat due other peoples garages under you. The other garages belong to people who own houses outside of the courtyard this is in.
Theres 3 flats like this in there, our one, and another two joined together.
Theres 7 garages, and a hell of alot of parking space for us all.
Its leasehold 999yr lease, only due to the fact of the garages and its in this courtyard. The 325 per year lease fee goes to the courtyard fund, which is used to do the flowers etc and keep lighting and tarmac in order.
Think its pretty well sound proofed, some1 took there car out whilest we were there, and it was silent.
To be honest, due to the area its in, there mainly hospital workes due to it being 200 yards from one. Other than 3 flats in this courtyard, the other houses are all like 150k minimum, which round here is alot of money for a 2 bed house, so the people are all quite posh lol. Its full of brand new cars etc, all the cars in the courtyard were at lease 52 plates!
MY chip fat running 306 is going to fit in well

No because those 2 garages will belong to people with houses and they are unlikelt to want to sell them on

Everything has a price.....
Also, that house would be huge or could be made into two houses, so you could pay top wedge for the garages and pay to convert and probably still make a killing.

its would be ok to turn then providing we can get permission, step dad is an ex builder, so pretty handy with that sort of thing, wouldnt imagine people will sell them tho

looks tidy, whats the crack with it has some rich badger with a triple garage on thier house just built on top and sold it to you but kept two garages for themselves? i say this as you said its a posh estate and my uncle did a similar thing, had a triple garage and built on top of it and sold the flat with one garage and kept the other two for himself

On our side of the estate, we have the only detached one, there is another 2 in our courtyard, but they are attached.

as for buying garages at a later date it wouldn't just be the garage they would have to sell at mine it would be the parking space and who in the right mind would sell a parking space leaving no parking whatsover for the house

This was the 16th jan, its now nearly the 2 months ago, we still dont have a moving in date or anything.
Been loads of problems with the contract etc.
What does it mean that there isnt a clear title? The solicitor said it will have to be clear before we proceed?

We had the same, the house had never been registered with land registry as it hadn't been sold since the database came into force. Doesn't really take too much longer but did cost us about £50 more to register the house.
The same woman had lived and owned the house since it was built in the 50's.

The seller pulled out due to stress as her mum had died, following week it was in paper up for rent.
