Mate of mine is a Mortgage Advisor and he reckons HBOS seem to be doing the best deals at the minute

Mines due end of next month, think im just going to leave it now on the base rate for 12 months then sell up. Getting tied into another deal will actually cost more when you take the mortgage set up fee & then possibly a release fee into account.

thats what I think,
my mortgage on the flat is only now £50 a month more at base rate than when i was on a discount/fixed.
to change it can cost £800 in fee's etc.
y the tim you way it up on what you save over the next two years with another fixed/discount rate i might not really be saving much.

Exactly, im going to be either selling up & buying a new place, or renting my flat out & buying another place in around 1 yrs time. Getting into another 'deal' could scupper my plans & make me less flexable as to my choices. Its only going to go up by about £30 on the base rate so think i'll surf that for a while until ive made up my mind what to do.
