Im looking at buying a particular property.

Its currently over-valued, and in need of modernisation.

We have made offers that have been refused, and the vendor has said that if it doesnt sell by the end of March, he will rent it out.

Just wondered if there is a set standard that rented accomodation has to comply to.
Basically want to know if the vendor will have to spend money on the property in order to let it out.

Its about 25-30 years old and everything is original, Kitchen, Bathroom, etc...
Its very dark and manky. Old chap lived in it, then died and its been empty for over a year now. However, the house has been left to his brother who lives in Bradford, which is where the estate agents are based so they have no idea on the property situation in Shropshire.

Just trying to look for some more points to negotiate a sale!
