Why the hell are they so expensive?!
Last time I rented, a year ago, it was £75 for the two of us, now it's £210 everywhere.
Can I have it done myself anf provide the letting agency with the report? will that be cheaper?
Or what can I do, haggle? Take £210 worth of carpet tiles from the letting agency office? Argue until my face turns blue?

I'd ask for a copy of everything to make sure they actually have them done. Might as well get a copy of what you've paid for.

Yeah it is very expensive going through agencies, much cheaper finding 1 through word of mouth.

Cos people will pay it. Estate agents can charge what they like. If you won't pay it the next person will.
First months rent in Advance. Tenants set up fee. Security deposit. An extra £100 ish if you need a guarantor. It's expensive business!

You can ring around the other agents. See if they are cheaper. Find out who the landlord is and try to go direct.

Just been quoted £150 per person for the fees on the perfect house.
This is ridiculous, it really is.
£575 rent
£675 deposit
£300 fees
That's £1550 before we negotiate with pets and providing we don't have to have a guarantor!

Think our fees were 30% of a months rent +VAT
The £35 I have to pay every 6 months to renew the tenancy pisses me off as well

The other half and I have just started looking into renting our first place.
Went to look at 3 flats. Agreed on one,
Reference Fees: £120 (each)
Administration Fee: £60
Rent: £650
Deposit: £850
Total: £1800
Puts us back a month or two as we've gotta save a bit more
I was under the impression Deposit counted as the first months rent, appears not.

Estate agents will always try and shaft you with fees in my experience.
At our last place after our tenancy period was up we rented direct from the landlord and he gave us a discount on our rent because he didn't obviously have to pay a monthly management fee to the estate agents.
We were referred to him directly from the estate agents anyway with regards repair work and such so neither of us needed their services anyway TBH.
