so, we are looking into buying our first house, what cost will be involved? ie. conveyancing fees, searches ect?

I read that topic as 'buying house coats'

Depends on the age of the house, what the lender requires, current legal situation etc.

Its hard to say specifically, but given legal fees, estate agency fees, SDLT (although not applicable on sub-125k), for an average house of around 130k I would say 2-2.5k all in.

On the note of First Time Buyer Stamp Duty relief - ends 24 March.

Were pressing ours atm to get them exchanged/completed prior to this date

Searches - dependant on where the property was and to what extent you conducted searches (say you have Local, Enviro and Water and Drainage done), our average is circa£300 (which in comparison to other firms is high).

Is that you have Your location as hell. Searches will be circa 400 and solicitors the same so budget 1k without damp duty
