Got the good news today Negotiated down to a price I'm happy with & the house is exactly what I need

I'm keen to get things in order with regards to fees, conveyancy, mortgage finalised etc. Any tips or good websites to refer to before diving in head first?

There seems to be a few comparison sites:

Just ring three local people and see what they say.

Personally from experience its not what you pay for and some are better value for money than others.

3 years ago when I purchased only it cost Mr about 400 quid with some discount, only thing they surprised me with was the land registry fee being more than what it was so owed them an additional 50quid.

My advice would be go with who ever you feel happy with talking to, wouldn't matter of they were 100 quid more than someone else for me as the hassle when moving.is enough without having to do half the work.of the solicitor

Conveyancers will always charge an all-in price - they do enough that what they lose on one they gain on another, there won't be any major surprises.

My solicitor even came back to me 6 months later to say they made a mistake with LR charges and gave me money back

Go with a combination of price and who sounds the most knowledgeable on the phone.

I used a solicitor that had been recommended by someone that used him for a family law case.

Needless to say he was terrible with regards to conveyancing. All communication was by post which made it such a slow process. He wasn't particularly cheap either, I would look for a company that specialises in conveyancing.

Found out that HSBC apply a £192 charge if you use an external conveyancer. So it's ended up being about £850 in total

More than I expected to be honest but I guess I'd better get used to paying out a lot

Hmmm

I've been passed straight onto A local solicitor by countrywide. Rang them today & I will continue to do so until everything is organised on my end

Luckily I'm buying from a couple who are still house hunting so the clock isn't ticking quite so fast. I've effectively got a few weeks on them
