Colin, I bought the studio flats at the right price, £13k, £25k, 2x£45k and £50k. there all the same property style/type and since the year 2000 (1st bought at £13,800 - I paid more for my scoob) they've hgone up nicely, but as they go up they cost me more to buy, as you can see.
As the property goes up, you release equity to use as a deposit on another BTL, then you just keep doing it, you owe more and more but the colateral has increased and hopefully the rents gone up too.
my first semi i bought at £36k in 1996, one forsale is now £120k (wish i still had the same mortgage on it i had back in '96!! as i owe a lot more on it now lol )
the rents just cver the mortgages + a bit more, but nothing to write home about, when a property is empty with no rent coming in you have to fund the month/s rent from somewhere!!
If you can get a 15%-25% depost for a BTL, go do it. look at what the cheapest houses/flats are in your area and start small, just make sure its something that will rent ok.

I have a joint mortgage with the missus on a house we're renovating, but we spend 3 nights a week at my parents, 3 nights a week at her mum's and 1 night at the hotel she runs!
