my house is just 6 months old, it was built by countrywide properties and has 10 year guarantee with NHBC thankfully, anyway hoovering the stairs earlier and i see this....i know some movement cracks etc are expected but is this excessive?

Umm, in my new house it went very dodgy after a few months and there were a few cracks as bad as that... the builder shsould do at least one courtesy check on them and fix thm up once but tbh, itll only happen again!

yeah got a spangly new house i have been in for 6 months and yes this does have heating  however the boiler bust over christmas and because its still under warranty by the makers, no plumber would touch it, so had to get the manafactors out and they took 10 days!!

I had that never ever going to buy a new build ever again. Half the time the builders try and pass the blame on so it takes 3 times as long to fix.

6 months has it been that long  I remember when u were posting on GR when u were just about to hand the keys back in the last place

Are they still building where you live? Cause in my house when they were building and setting up foundations for other houses, the pile driver thing caused a lot a vibration and cracked loads of the plasterboard.

nope was finished months ago, its a quiet area, no through road so no heavy traffic like lorries or buses.

Houses do settle after being built. You might have heard random creaking when you first moved in, just the materials getting accustomed to the environment.
That does seems quite a big gap though!

i still hear creaking now! there is a strange noise that comes from my roof when i flush my en-suite toilet, its like a clonking noise, scared something might fall through the ceiling

Its probably just the timbers stretching/contracting to their places. These things are obviously used to the cold (being a tree lol) so being warm all the time makes them expand/contract. Will stop in time.

ah the tree thing makes sense. the reason i picked one of these houses and not one of the other cheaper new builds is that these are meant to be better quality hence the higher selling price etc

Just had a word with one of my surveying collegues and he thought it very odd. You wouldn't expect nearly as much cracking on that simply due to movement.
Also, is the wall lined (with paper)? Looks as if theres various little protruding cracks......

If I had bought a NEW house i would be most unimpressed.
I would even consider legal action for neglegence towards the building company

It happens though, esp if you move in near winter as you have the heating on more often so the wood drys much much quicker etc

IIRC I had a problem with my house and they told me the warranty thing only covers structurall things. Depends if that fits in with their terms and conditions? Worth asking though.

As said above, the builders should make one courtesy repair but it will only happen again... natalies dad fixed ours after i moved out and its goign again already iirc

is that plaster cracked under a window sill? if it is it could be due to the window sill moving slightly due to the temperture and the wood getting used to settling in making the plaster crack. nut still should be repaired.
if im wrong can explain what im looking at
