We live on a new development and moved in last November. The builders are now due to start the final stage of the development and build some bungalows behind us.
However they have been in touch and arranged a meeting with me on Monday to discuss that they may need to knock the 5ft wall down at the end of my garden and take about 3ft of my garden temporarily to erect the scaffolding. He did say that everything they disturbed would be replaced and that the meeting on Monday is to come to some sort of agreement.
What would you deem as a reasonable request? Money? Materials?
I'll get a picture later today to explain better.

what is your garden like at the moment?
if its top notch and award winning Id ask that it was put back as was and some form of compensastion, If its just grass Id just accept they would put it back at the end and make a new wall,
I wouldnt hold your breath for money out of house builders at the moment

Just grass mate, fortunately I didn't put the decking at that end like I was planning to, saving that for next year.
There's a few jobs that need doing inside, installing recessed spot lights into the bathroom ceiling being one of them, so could try and get some free labour.

That's your best bet; just ask for a few jobs to be done as favours rather than hard cash - kind of scratch their back, they scratch yours. Go in with a list of jobs and ask if they'll do them in recompense for the inconvenience of losing your garden during the work

If I were you I'd just be cool with them. Make it clear you don't want to be massively disturbed (ie. people walking round your garden) but willing to help them out if they can do you a couple of favours - no reason why they can't.

I would be asking for a temporary fence to keep some form of privacy, new wall built as you wish and you say decking?
try and get a deal for them to build it at cost price
dont ask you dont get

Thing is as the work they do for you might be for free, they may not put 100% effort into it as its not as if your paying for it and they need to do it right to get paid, so id ask for the materials or the decking etc...

To be honest, the people who build my house are retards. I've had then in to do a couple of little jobs such as spot lights breaking, shower not working etc. I'm not a builder and have completed jobs better myself.
If you are quite handy with your hands, i'd ask for materials as payment. Now my house is pretty much completed, pisses me off having other people in damanging things.

I wonder what would happen if you refused. Might make it a complete sod for them to build so I would try and do a bit of bargining.
If you do agree for them to do anything make sure you have it all in writing otherwise it won't get done.

they would have no chance if it was my garden, but then again i need my garden secure for the dogs, 6ft fence all the way around

Been in our new build a for 18 months now and its still spot on, not had a single fault. But then I couldn't live in a house thats been lived in before, I love new builds.
We did look at some before buying though that were horrendous, wonky bricks and all sorts
As others have said, just ask for a couple of small favours rather than going in and asking for decking etc. Were currently extending our patio, asked the builders where they got the slabs from and they ended up dropping a load off for nowt.

Well yes, however house older than 10 years ago i prefer. Its not built by 90% polish that have zero to no skill sets

So, I said no and thought they had chosen to work around it, got home on Monday night to this...
Now, where do I stand? I'm extremely annoyed that they did it after I said no and then with no warning. It's due to be up for a month apparently.
It's more the principal of it than the physical scaffolding being there.
I'll be writing a letter/email to the builder tonight, but just looking for other peoples thoughts and opinions.

Write a letter to the builder stating that you'd said they couldn't use the garden and you are seeking legal advice.
Mark on the bottom that you're copying the note to your solicitor (even if you aren't) and see if you get a response.

I would be walking over and speaking to the boss and ask what they are doing?
If he tells you where to go then just grab a ladder and remove it from your property and put it back into the new build area.
Looking at it they are stuffed without it.
