its a full resto job, its on for £29,950 2 up 2 down end terraced with an abandoned pub next to it
going to offer around 22 - 23 see what they say I think, its been up for a long long while now
not really sure what to do to it, its not in a paticulaly bad area and Im going to finish it to a good standard, I dont know weather I should live in it or rent it out
does anyone have any idea what % in fees letting agents take?
My mortgage / loan repayments wont be much as I have quite a large deposit relating to the price so if its viable to put someone in it and then make what my repayments are after the agent has took their cut then I might just do that.
if not Il make it a little shag pad for my self
any suggestions or tips on buying and renting would be sweet

the pub has been empty for about 4 years now, its boarded up, it will never be a pub again, alot of pubs round my way have shut now and a few have become offices or been demolished, it wont ever be a pub again I dont think, so either way it can only get better
its got a bus stop at the end of the gate, a school at the end of the road, a little shopping high street about 1/4 of a mile away and town is another 1/4 of a mile away
its in a bit of a state but its not really that bad, needs a kitchen, bathroom and boiler, I can do all that for under a grand

Serious question, are there loads of houses in the area that are boarded up etc? Is it likely a whole block might get demolished (including yours) in the future?
If you don't mind living in the area then do it to a good standard and move in yourself. If you are going ot rent it out, i'd do the bare minimum as it'll probably be a DSS type let by the sounds of it and may attract some people who aren't going to look after it!

Nahh all the other houses in the street are occupied, its on a main road, a lot of them are quite nice
mine is only a block of 2 mine is on the end with just one house next door
seems about right for 29k there is one on my street which is a bigger house in a better area for 27.5k that needs more work than im willing to put in though, a flat round the corner that was perfectly liveable yesterday had an offer accepted of 26k
