So been to a few house viewings recently. Starting to build a picture of what we want. Going to see this tomorrow night:

Looks tidy and well looked after, is at the right price and pretty decent location. We know the buyers have a property located and as we have absolutely no chain (not even renting) I hope we're in a good position.
Quick question however. I've obtained the Title Property Register and know what they paid for it, and when however the following is on the Registry, and the two names aren't the owners.

Any idea what points 2. and 3. mean?

You would have to get the full copies of the 1957 conveyance for the detail.
Historical prices aren't a secret though, widely available for free!

It gives you a good idea. But Zoopla reckons £10k increase over 2-3 years, plus they've fitted central heating and done work. So their market value isn't ridiculous, meaning I'd be happy to make an offer at the price it is worth, rather than what they want!

Refurbished? Spent about £5k on it, if that And bought it for £108k in February 2013. It was shocking inside for the increase, which again for the area is about £5k over 1 year!

I'm from Biggleswade, a 10 minutes/5 miles further south (read closer to London).
The equivalent now would be knocking the £150k mark!

Possibly.
Never been into this whole offer really really low thing.
Offer a bit less than you think it's worth, and work your way up to what you think it's worth.
If that's below stamp duty, fair enough, if it isn't, why waste everyone's time.

Size. Not a lot in it, other than it has a garage. But the condition was shocking and quality of refurb, well, they might as well have not done it!
Couldn't afford to buy and fully refurbish.

I'd buy the 2nd one if it was just out of those 2. Couldn't stand to live in a terraced house. Noise from 1 neighbour is enough, let alone being attacked from both sides.

Stop looking at previous prices and paying for old Land Registry deeds, there is totally and utterly no point what so ever.
It's worth what houses like that are worth in that area. Doesn't matter what they bought it for and how much they spent on it, they won't accept what they don't want

Went to see it. I was a bit stressed from work and did the journey in record time as I left late, so didn't take everything in - couldn't tell you if it had a power/electric shower for example
But really like it. Planning a 2nd viewing for Saturday with me old man who's a builder. Ringing the agent tomorrow to arrange and give our story so they don't accept any offers this week. I saw someone go in after us and looked like a builder/buy to let investor
Needs a bit of TLC, few double glazed windows here and there but pretty good others. Certainly doesn't need full renovation. Really nice amount of space.
Had 2 viewings today including ours and got a couple more booked in.

Looking on zoopla at previous prices the house sold for as well as other priced houses in that are will give you an idea of what you can go in at.
Unlike you Pow, we don't all have a 100k deposit.

Second viewing in the daylight.
Even at 95% LTV it needs more work than we can afford to do. Nail in the coffin is that it still has really old electrics and single glazed wood in the rear that needs immediate attention.
Search continues!
Do have a meeting with financial advisor on Monday to get a decision in principle and see if we can perhaps up our budget ~20k as it gives far more options.

Went to view this. Absolutely loved it. Needs a new kitchen (which is 6ft x 6ft but scope to open into dining room) and new bathroom. But perfectly livable initially.
Hoping to make an offer, just need to do a bit of homework. The loft conversion has no Building Regs but isn't sold as a 3rd bedroom so understand initially this will be fine.

In NI it would just classed as a loft and nothing would change unless you wanted it up to reg or it to count as extra bedroom (may not be the same in your area).

Meant to add this I have seen single story houses in Northern Ireland listed as bungalow even with stairs to attic with rooms (i would guess are not up to code).
