Second one is really nice btw.
Just first is 2 bed and in town.
Phone won't stop ringing now. 4 different people have called me to confirm I've put a bid in and they will come back to me.

Yeah, has a yard. Approx 1x3m I'd say.
10minute walk from centre of town and the river Ouse and green is at end of the road.

Finally found out what the £6k is for - Holding fee, takes the property off the market and guarantees the house is sold to me.
Issue being, survey/valuation gets done after this. Any issues arising gives the estate agent a chance to re negotiate.
Risk is I can get valuation done but miss out, buy and find there is an issue.

Do they keep the 6k if you pull out? All sounds a bit suspect. I'd make the offer to them and proceed as normal, if the 6k is a deal breaker then tough luck.
Depends how much you want it/how mental they are.

But then that's the joys of possibly paying thousands and thousands under the market value for it. also if there is anything wrong based upon surveys there is also room to negotiate here so chances of losing it would be slim IMO

Not really any room.
If the survey comes back bad, they've got 6k whatever happens. why would they negotiate when they are already 6k up?

Auction house has left me a few vm's. Estate agent also left me a vm saying the auction will refund if the survey brings up anything structural.
I have a mortgage promise from the Halifax which says not to hand anything over until contracts.
Off back down with my dad tomorrow but don't think its going to happen now.

Update -
Took a risk, applied for mortgage and paid £289 for survey.
Estate agent are going to contact auction house and advise they have proof of funds, no property to sell and £6k fee ready to pay upon satisfactory survey.

Forgot to update this.
Someone else bought it the Friday and I had survey booked for the following Monday. Hate auction sales!
Anyway, been looking at a couple more and viewed the below yesterday. Made a few offers and was accepted at 5 today -

Seems decent enough, and whilst it's a 2 bedroom on paper, the study could actually be used as a part time bedroom which is always good.

Auction house are cunts. I generally go to 1 or 2 property auctions a month and the way auction house run theirs is shocking . For example they say guide price is between 80k and 100k then you go and put a bit in of 80 and there is no higher bid , they then tell you the reserve hasn't been met . They advertise low amounts to draw people in . All the other auctions set reserve at bottom guide price . Am also surprised they let you get a mortgage as its usually 14 days completion and 10% on hammer plus buyers premium before you even leave the sale
