my advice would be go to an architectural services company. I.E. not a chartered architect, they will charge a fair chunk extra and it is just a garage, nothing complicated about it and you have basically designed it so just need it drawn up

yup... thats the concern.... roof height.
We'd ideally take the walls up above the 2.2m of garage, giving more height all round, but just depends on what planning will allow. Start with what we want, if they refuse.... compramise

i have a garage at the bottom of my garden with a room upstairs with a pointy roof, exactly like the ones you posted and my dad built that. he's an engineer for ford aswell so not exactly a qualified builder and no way did it come to even 10% of that price.

You could build a house for that price.. for a 42 m2 area, it's like they've just multiplied the GFA (gross floor area) by around 2.5k to do an elemental cost analysis...way inaccurate in this case. 35k or there abouts would be much more accurate i'd think.

He's taking the urea! I've just had an extra 900sq ft added to my house, cost a total of £38k plus the architect charged me a grand to do the planning application, working drawings and get everything approved etc....
Has to be a wind up, I literally sloshed tea everywhere when I just read the figure.
