I'm trying to move out of my flat at the moment to somewhere a bit smaller and less expensive. I've learned that going furnished is a bad idea because the owners put it absolute crap for furniture. The stuff in my current place is really cheap tat from Argos and it drives me nuts!

The bedside tables have a glass top to them. On one of them the pins have broken, meaning that the glass can't sit as a top anymore. I could probably repair that, but if I can't that's broken item number one.

The wardrobe is made of cardboard, chipboard and laminated in some kind of paper. When I was moving it when I first moved in I accidentally dented/put a hole in it with my knee. Damn.

One of the chests of drawers is falling to bits. Again, it's really shoddy stuff which could be glued together to fool the agent into thinking it's not broken. The only issue is, my flat mate decided to use it for his computer and has worn away the paper laminate on the top of it with his mouse, so it's fucked too.

I've been here for three years now with this furniture, do you think that they will charge me to replace all this stuff, or will they have deliberately chosen 'disposable' furniture to throw out after each tenancy?

Also, what's the score with things like marks on the walls? The beds headboards have left dark marks on the walls, and I have had the bed in my room in a couple of places meaning a couple of marks. I can clean off/touch in small scuffs e.t.c. but I'm wondering what they expect the place to be like when I give it back!

Will depend how arsey your landlord is, but I'd guess they'd expect it to be as it was when you went in there. And Id also expect them to try to get you to pay for as much repair/replacements as they can as it'll save it coming out of their pockets.

Generally with our tenants, we try to take a sensible approach.

If the furniture was obviously cheap tat we would expect a good amount of wear and tear. If its deliberate or not covered under wear and tear (like the dent in your cup'd) then we might deduct a little bit from the deposit.

Very rarely would we expect the tenant to actually carry out the repairs themselves. Once they've decided their moving out thats it.

Other landlords might be different though. Is it a private landlord or done through a managing agency?

They will charge you for whatever they can get away with, meaning you won't get your full deposit back.

I would try to repair/cover up any damage as much as possible before leaving, if the walls are white consider buying cheapo white paint from Wilkos or somewhere like that and give the walls a coat or two of paint.

we have just had a huge saga with tenents in Edinburgh...

They left the flat in a clean enough condition BUT added some things without permission, damaged a carpet and marked walls.

Most marks on walls will come under 'general wear and tear' so dont worry about them. The ones we picked up on and charged for were measured out pencil marks, holes and what looks to have been a border (applied then removed).

The carpet was stretched from a castor desk chair, and had rust marks from something.

A dimmer switch was fitted to the lounge - that didnt dim.

Latches were screwed into all the wooden windows and window sills.

Our old venitian blinds were removed and binned - replaced with gash curtains.

Major hassle was the carpet. We inspected the flat and said it needs replaced. They came back saying it was not that bad and could be stretched and cleaned. fuck that.

If it could WHY DIDNT THEY DO THAT BEFORE HANDING HEYS BACK.

If you dont want to be stung after wards BE UPFRONT with landlord, or fix things properly.

We're hoping to be moving out soon, but have a pretty good landlord, so when we hand him our 1 month notice, gonna get him to come round asap, point out things he wants doing, and if it's much we'll do them, if not see if we can make a deal with him. We've got a Fridege/Freezer and Washing machine that we don't want, so hopefully he'll do us an exchange with them on cleaning up the house and we'll get our deposit back still

Is your deposit in a protection scheme? If so, which it should be, unless they have a water tight inventory you'll be fine.

The deposit is protected. I want to stay on good terms with the letting agents as we are working to end the agreement 6 months early so I can move into a cheaper place still let by them. It would be nice to get the whole deposit back, but the new place will require a cheaper deposit so there is some contingency.
