Does anyone do this? I was considering downsizing, but it seems it could be more 'profitable' to rent out my second room. I used to share my place with a friend, so it was pretty easy to sort things out. I was wondering if it was 'awkward' having a randomer move in with you

It would be pot luck really. Could be ace but at the same time it could end up being the worst call of your life. I lived with randomers when I did summer in Ibiza, was a 50/50 split.

Dione J: I think I could price myself out of scummers budgets quite easily with my location and the ability to be able to include a secure parking space.
Carl: These are my thoughts also, I did a ski season in France and I stayed with different people every 2-3 weeks. Some weeks were good, some weren't 
Downsizing would cost about £100-£150 more a month than splitting my current rent. That doesn't include the bills, but then I'm very careful with what I use (read anal!). I'd expect the utilities to go up a bit.

Youd think that, but they somehow manage to find the £850-950 rent for apartments in my building.

Whilst on this topic.. does anyone know of any decent "lodger agreement" templates I can download for free?
I've got my mate lodging with me so we've never bothered before, but he's lost his job and wants to sign on, and the job centre have told him they want a copy of an agreement so they can pay his rent money for him.

You can always interview them, you dont let any randomer in. Meet them first, have a chat and tell them you'll get back as you have other people, if you particularly like someone i.e. they are fit, a laugh, similar to you then call them back. Then put in line a few stringent guidelines i.e. first 2 week probation, following that for a month 1 week fuck off notice, then on 2 weeks fuck off notice. Should make them stay in line.

I think buying a house will solve the problem
The cost of a mortgage on a shared ownership/first time buyer house is at the same rate as a one bed apartment. I'd be an extra mile away from work, but there are good bus routes if its wet or I can ride me bike  Think I've got myself a new years resolution...
