First house. 3 bed end terrace, with drive at rear.

Was an old lady's that died, whole house needs gutting and completely re doing.




Living room


Kitchen


Bathroom


Rear garden

Parking in rear garden


Floor plan


Same as that, but without the wardrobes and without the French doors in dining room.

Plans, knock wall down between kitchen/dining room to make open plan, block off rear door in kitchen and replace with window. Put in French doors in dining room. New kitchen, bathroom and decorate every room. Smallest room will be wardrobe. Bathroom is a disabled wet room, will keep as a wet room but make modern.

As steve would say, looks like a good base.

Also, garage at the side although would eradicate garden I guess. Nice house though. Keep the wheelchair access bit for shits and giggles

Yeah is £22k cheaper than the one 5 doors down which is mid terrace so only front and rear gardens. And that one still needs work.

Long term plans are a garage on the side as you say Ben.

That's another option Scott. But wouldn't put as much extra value on as much as just a simple garage. Cost of extension etc.

Know plenty enough people though, my dad does absolutely everything, brother in law is electrician, other brother in law is builder. Best mate joiner, then have plenty of mates who are plumbers, plasterers etc.

Mates dad owns a plumb merchants so all that side of stuff sorted.

Thanks. Will be around 6 weeks until I get keys I think, will get some pics once work gets underway.

Been to view again today to get measurements of stuff etc, ramp thing has gone alredy
