It'd rent out for about 400 a month I think, ideally I'd keep and rent out, mortgage is 300 a month at minute and complete in 16 year, it's just we'd have no equity to get a new one, shame really as roof newish and boiler less than a year old. Did think about trying to save like mad but don't want to sacrifice a year or so of our lives!

Yeah Ben, 20 miles from Leeds, 20 mile from Sheffield, near a train station and m1 junction if you fancy moving?! If you move to some of the shitter places in Barnsley you can get a 4 bed detatched for as little as 150-160k, it s nuts.

Waiting for it to get sorted, bit of confusion through as we saw the one we wanted to buy before selling ours, initial offer was cash through parents, now we've sold ours we are looking at asking to change. The purchaser of ours is a cash buyer and also the property we are buying haven't found a place yet and we said we'd give them time to do this so hopefully they'll compromise when we tell them about our new circumstances!

If not does anyone know if there is a way around it? as in will it be double stamp duty etc if we are to follow original plan.

That's spot on is that but living room is far too small/wierd shaped .

You will have to pay stamp duty either way . It's your second house doesn't make a difference if it's cash or not

Or do you mean your parents buy for cash then you buy off them? This would be crazy as you would pay double fees for everything . Can't they just put a charge on the house

Just tellthe sellers the situation and get the mortgage val booked ASAP. They might be a bit pissed off that they had a "cash buyer" and now there is a mortgage and chain but it wouldn't bother me personally.

It's not as narrow as it looks, I was worried before viewing but it's sound.Garage is class which is main thing I am bothered about!

What's a charge? Hopefully won't be issue when we talk to them today.
