Author 90% Mortgage - Best rate??

Looking for a 90% LTV on £100,000 property
Fixed for 5 years

Best ive found is PostOffice at 5.85%

Anyone know of any better?

Tried all the usual sites/lenders

Lucky you, there weren;t any 90% around when we bought a month ago!

Had to go for 85%.

5.85% is extremely good, I had exactly the same brief a month ago and was getting between 6.3 - 6.6%

edit - was on 2 or 3 fixed years not 5, could be the difference

I've had a look at all the 90% mortgages and Post Office always comes out on top.

Yeah, about a month ago Brittania were doing 90% LTV on about 5.99% fixed for 5 years but this has disappeared now, looks like the PO is about the best.

Bank of Ireland are still doing 95% by the looks of it but the rates are a bit higher.

Anyone had any quotes on conveyancing fees? BBC site said expect to pay about £500 but ive had two quotes so far and both have been just shy of £1k!

looks like i got in at the right time still.

I got mine in august, 90% LTV and got 5.79% seems you still cant get it that low, and the BOE interest rate is about 3% lower than it is now :S

TBH Getting in at the right time would have been when trackers were still available.

Like my mate did, £250k house, mortgage payments dropped from £1400 a month to just over £500 a month now, hes loving it!

A tracker would be idea just now but what about when the rate goes the other way, which it could easilly.

14% in the early 90's!? That would screw a lot of folk!!

Id prefer a fixed rate at least then you know what your paying each month!

Nope, not a typo, thats turnover, not profit, but he tries to make atleast 30-40% on everything.

yea it does seem a lot.
My parents gave me 50k as a deposit which i didn't know in till we had put an offer in which was nice.

How much is the house?

That was bloody nice of them! lol
House is up for £130k, but we have spoken to the seller and know they will take considerably less (£100k) 2 bed semi with big garage in a nice area.
So far we've got £10k saved up for our deposit.

Surely if they are willing to drop 30k just like that the house is overpriced to begin with, and they know it? Not trying to put a downer on it btw

Its a very complicated sale, owner died, people selling it live other end of country, as do the estate agents selling it.
Dont think anyone from the agents or the old guy selling it have actually visited the propety.
