Tenancy agreement
Landlord Elec certificate (not req by law)
Gas certifcate (req by law)
1 months deposit + £100 damage deposit to put in government scheme to hold it
Setup Standing Order


Let mortgage company know about change of use

Just check your lender are ok with it before you spend any money. A lot are starting to tighten up on it!
