Is tedious . Put an offer in for a place on Friday morning abc the jumped up little twat of an estate agent told me because he has viewings next week he wouldn't submit my offer untill everyone's viewed. I literally felt like going down to the shop and strangling him . I don't know why estate agents think they are something and have such a high opinion of themselves . Is that standard procedure ?

Seems weird. Someone else can just put an offer in and gazump you anyway.

Maybe he's trying to save you money on surveys incase the sellers pull out and sell to a higher offer?

Is it a private sale? They legally have to submit offers within 24 hours of receiving them.

Private sale yes. I was under impression its standard proceedure but for some reason he's hanging back. Offer is 10k less than asking price . Only reason I could think is they get higher percentage commission on the final figure if they get asking price . If they accept my offer and I start solicitors on can they pull out for higher offer? I'll ring them in morning and see what he says

Think I'll call in tomorrow. If I piss him off he might just say it's been refused . Might try talk to Neighbors and see if I can get a telephone number

The estate agent has to pass on the offer. The only scenario they don't is if they have had priori instructions i.e. Reject anything over 5K less.

A house. They rung me back today bid them 10k less, they cone bk 6k less bid them in middle at 8k so find out tomorrow hopefully. Worst case I'll pay there counter figure. Fingers crossed
