Just looking for a rough cost.
Say if i had the land and its got permission on it?
4 bed with double garage?
Do these timber frames work out much cheaper?

Totally depends on the finish you are after, the sheer size, whether planning will be easy/difficult to get......
Could cost anything from 100k to 500k.

I would estimate it costing close to £100k, plus you have the hassle of organsing lazy builders yourself etc.

I'd think you're all way underestimating the cost of building. I'm thinking 100k absolute minimum.
We've just designed a client a new 4 bed house which isn't anything special and he's got a budget of 250k.
It's got a bit of nice glazing in it is otherwise pretty modest.

approx £1200 per square meter
plus services depending where the site is
will also require a building warrant if just planning so there will be more architect, engineer and council fees
This is all before you have the garden or driveway etc built
A complete figure out the top of my head i would say you are looking at minimum
4 bed house - £175k basic design and finishes
double garage - £18k
then on landscaping etc you could spend anything form £2k to £100k
I would budget a bare minimum of £200k tbh
things always cost more and take longer than you think
